Rent our space
The Front Porch has two locations. One is a recently renovated two story building located in the heart of Downtown Charlottesville, on the corner of Water St. and 3rd St (street parking or Water St. parking garage). The other is on Dale Avenue, behind the Bodo’s on Preston Ave (with 12 dedicated parking spaces).
Rentals are available by the hour. Most studio spaces can be self-booked for a one-time usage between 10am – 7pm. Simply click on the photo of the space you’re interested in below. If you’re interested in booking a recurring spot, please email booking@frontporchcville.org.
Our spaces can be used for following types of events and more:
- Downtown main event space is great for performances, movement classes, workshops, and parties. 75-85 seated, 125 standing + lobby
- Smaller classrooms fit 5 – 10 comfortably depending on the size. Great for private practice, dedicated workspaces, or small meetings.

221 East Water St is a recently renovated, two story building located in the heart of Downtown Charlottesville, on the corner of Water St. and 3rd St. There is free street parking available, as well as the Water St. parking garage that is free for the first hour.Â
508 Dale Avenue, behind the Bodo’s Bagels on Preston Ave, is a ground level building with 12 designated parking spots.
Studio Rentals
Studio spaces are available for independent work, band practice, or meetings.
If you’re interested in viewing a space before booking, email info@frontporchcville.org. Hours of operation are typically 10 am – 6 pm.

Small Studios – Up to 3 people, $20/hour
These spaces are perfect for private practice, small meetings, independent work, etc.
Downtown (221 E Water St)
Studio A: includes one upright piano
Studio B: includes one keyboard
Studio C: includes one keyboard
Studio F: includes one upright piano (no drums)
Studio G: includes one weighted keyboard
Dale Ave Location (508 Dale Ave)
Studio 1: includes one upright piano
Studio 3: includes one keyboard
Studio 4: includes one upright piano and one weighted keyboard
Medium-sized Studios – Up to 6 people, $25/hour
These spaces are perfect for larger meetings or band practice.
Downtown (221 E Water St):
Downtown Studio D: includes one upright piano, and one amp
Dale Ave (508 Dale Ave):
Studio 2: includes one keyboard
Dale Ave (508 Dale Ave):
Studio 5: includes one upright piano, one keyboard, and one amp.
Large Studio Space – Up to 10 people, $35/hour
This Downtown space is perfect for larger band rehearsals, and can be converted into a conference room for larger meetings.
Downtown Studio E: Includes one drum kit and several keyboards. Has an attached kitchenette that includes a sink, microwave, and refrigerator
Large Groups and Private Events
Our venue space, located at the downtown location (221 E Water St), is perfect for large groups, private parties or concerts, board retreats, and more! The venue accommodates 113 people for a seated event, 150 standing + lobby, and 52 people for events with tables and chairs set up. Rental packages can include the use of: Baldwin Concert Grand Piano, two built-in speakers (can be connected to aux cord), 5 banquet tables, 7 cafe tables, 100 chairs, and black tablecloths.
Venue rentals cannot be self-booked and require different terms and conditions. Depending on the nature of your event, venue rentals are subject to additional fees. Email booking@frontporchcville.org to check availability and reserve the venue for your event.
Venue Rates are as follows:
$50/Hr Monday – Thursday
$100/Hr Friday – Sunday
*please note: the venue is not available for rent M-Th after 4:00pm due to Front Porch programming.
Optional:
$75 Set Up/Break Down – Front Porch staff will set up room to your specifications prior to your rental. Leave the room as you found it.
We expect renters to follow a policy of “leave no trace”. A cleaning fee will be added if additional cleaning is necessary after your rental.
